Terms and Conditions

Arrival / Departure

Arrival after 4.00pm and departure by 10am. Please leave the cottage as you found it to help us prepare for our next guests. Please let us know your estimated time of arrival if possible.

You undertake to leave the cottage without demand at the end of the agreed period of hire.

What's Included

The rental includes electricity, bed linen and towels.

WiFi

If you discover any damage on arrival, you agree to let us know immediately. We will arrange for repair / replacement as soon as possible. During your stay you are responsible for the contents of the property. We will pass on the cost of any damage / breakages to you (beyond reasonable wear and tear). You agree to leave the cottage in a clean and tidy condition.

The maximum number of guests is 6 at any one time including children.

The property is non smoking and pets are not allowed.

Payment

A deposit of £150 is required at the time of booking. This deposit is non-refundable and can be made by cheque or bank transfer.

Your holiday should be paid in full, a minimum of eight weeks before arrival (unless, there is less than eight weeks to go). Payments can be made by cheque or electronic transfer. We can provide bank account details for an electronic transfer on request. Any bookings made less than eight weeks before arrival should be paid for in full at the time of booking. Please ensure we receive your payment on time, as we reserve the right to re-book as soon as the due date for payment has past.

An additional deposit of £100 must be provided with your final payment. This is to cover the cost of any damages, missing items or increased cleaning requirements and will be deducted from this deposit with the remainder returned. We reserve the right to invoice the booker of the holiday for any amounts above the additional deposit.

We will do everything we possibly can to honour our commitment to you, however in the unlikely event of the property not being available for any reason you accept our maximum liability to you on any grounds whatsoever is limited to the amount you have paid us prior to the problem arising.

Your booking is accepted on the understanding that the cottage will be put at your disposal on the agreed date. Should this not be possible due to circumstances beyond our control, we cannot guarantee to provide an alternative holiday property. If this occurs the rental you have paid shall be returned to you in full and you will have no further claim against us.

Cancellations

You agree that, in the event of cancellation, while we will make reasonable efforts to re-let, if a substitute cannot be found you will remain responsible for paying for the period you booked.

We may treat the booking as cancelled if the balance of the payment is not sent by the date agreed.

Nature of Contract / Occupancy Right

A contract between us shall only come into existence when your booking has been accepted.

You will not sub-let the cottage or any part thereof.

You agree that the cottage shall be used solely for the purposes of a holiday let to which section 12(2) and paragraph 8 of Schedule 4 of the Housing (Scotland) Act 1988 applies. The booking agreement confers a right to occupy the cottage for the agreed period only.

You agree to prevent any member of your party from causing a nuisance or disturbance in or around the cottage. In the event of such a problem arising, we reserve the right to require you to vacate the property on demand without payment of compensation.

You agree to lock up when you go out. In the unlikely event anything of yours is stolen from the cottage (locked or unlocked) it will be your own responsibility.

Dispute Resolution

We would aim to resolve any disputes however if we cannot resolve any disputes by agreement you and we agree to Scots law applying and the exclusive jurisdiction of Aberdeen Sheriff Court.
